What is the weather like in Phuket?
As you probably already know it's humid in Thailand, however Phuket is not as bad as Bangkok. The weather is really wonderful every day. It may rain for 20-30min once a day in Feb, March April. And you may get 1-2 hrs of rain suddenly in June, July August, but after that the sun comes out and becomes a perfect day.
The best time in Phuket is between November to March and temperature is between 24c-32c
The hottest time in Phuket is April to May and temperature is between 27c-36c.
The low season is from September and October and has heavy rain, but it doesn't last too long.

Why should I buy in Phuket?
This is an easy question to answer. In brief, Phuket (specifically Rawai) is one of the most beautiful places on this planet. There are not many places in the world you can still buy and own your private home and swimming pool for under $250,000 including land. This price includes a view to the sea, kitchen, air conditioning, complete ready for you to move in. We build houses within 5 months to your specifications. Rental is very high, where returns are between 7-10%. There are not many holiday homes in the world that can actually start paying themselves off. In addition, with the prices of air travel always coming down, access to Phuket (middle of Asia) from Bangkok and Singapore makes it a very attractive option. You can usually go from door to door from Southern Australia to Phuket within 10-12 hours.
Note: As of May 2008, land and property prices are going up 15-25% per year. Asia is booming.
So how do I buy a property?
Simply call us and get the ball rolling, it all start with a decision and a follow through phone call or email. We arrange the purchase of the land and the transfer all lands into your name in the land office in Phuket town.
What house do I get?
We have a number of beautiful houses you can choose from, however if you want to design your own house we will arrange the architects, find the land and build it. Alternatively, you can come with your own plans and we can build it for you.
Do I end up owning the property in Thailand?
Absolutely. There are 3 ways of owning property in Thailand.
1. You can start a Thai company
2. You can have a Thai partner.
3. You can lease the land and house. (Clearly the best option )
There are many lawyers who you can choose from the verify these issues and arrange the contracts. The lease is for 30 years with an additional 30 + 30 years tagged onto the back of it. Even before the 90 years is up, the property can be transferred into another name (even the same family) and be reissued with another 90 year lease.
How do I make payments?
Bank transfers are usually the best. With a swift code, it takes 2 days to confirm the transfer of funds. We generally request 30% of the property up front so we can purchase the land on your behalf, and 30% when building commences. Followed by another 30% during the building process and 10% when the keys are handed over.
How do I find out about the progress of the house?
We provide updates pictures of the house via our website, and in the near future we will be setting up webcams, so you can view the house progress 24 hrs a day
How about taxes?
The only charges outside ongoing expenses such as water, electricity etc, is the rent on the lease, which in most cases does not go over the $300-$500/ year. (depending the size of the property) This figure also includes Tsunami insurance
Thailand Land Measurement
Thailand has its very own units of measurements when dealing with land. The units you will come across most often are talang wah and rai. Talang which means squared, so 1 talang mett is 1 sqm. Metric units are used when dealing with buildings.
